I wanted to let you all know that the pool contractor will be visiting your property this evening to shock the pool. They will add soda ash and sodium bicarbonate. This is a weekly service, but with the recent rain, the ph has dropped. To raise these levels, they will have to add soda ash, which could result in cloudy/hazy water. A clarifier will be added to speed up the clearing process, but it may still take a couple of days to return to the normal crystal clear condition. Please be advised the pool is perfectly safe to swim in.

I am sure you are all aware that the pool is open!!! Please be respectful of your neighbors and the pool rules. Remember DO NOT allow anyone in the pool that is not an authorized member. Keep in mind your neighbors will approach you requesting that you let them in. We have deactivated pool access cards for delinquent owners. This is an Association amenity that your Assessments pay for, but some of your neighbors have not contributed; therefore, their use has been revoked. Owners may present a deactivated card, please do not allow access.

It has been brought to our attention that some neighbors have been disposing of their dog’s feces in an inappropriate manor. We do thank everyone that cleans up after his or her pet; however, this waste must be disposed of in a proper fashion. It should be understood that throwing bags of feces in the community lakes or in the roads, as a disposal method is unacceptable. This will clog the storm drains, as well as introduce unwelcome bacteria into the lakes. If you witness any type of dumping in our around the lakes, please notify the proper authorities. If community Management Group is notified of this type of behavior, we will report the offenders as well.

Happy New Year! It is time to pay your 2011 Assessment. Please see below various ways in which you can pay your assessment:

1) Detach the appropriate sheet from your statement and mail your payments to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202

2) Go online to www.cmgcharleston.com and select “online payments”. You will need your account number noted on your statement for this option if you have not already setup your account

3) Download the form from our website and set-up ACH for automatic draft of your assessment for 2011. Please remember that if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance may be debited from your account.

HOLIDAY SAFETY TIPS

The holidays are an exciting and busy time. With all of the joys of the holiday season come potential safety hazards. Help prevent accidents by following these tips:

Christmas tree safety begins with the selection and purchase of a fresh tree. When buying a live pre-cut tree, make sure the tree is still alive and healthy. A fresh tree is green, needles are hard to pull from the branches, and when bent between your fingers, needles do not break. Pull on the needles. The trunk should be sticky and the limbs should be very flexible. Lift the tree and bounce the cut end on the ground, if a bunch of needles come tumbling off, it isn’t a safe tree to take home.
When you get the tree home, cut off the bottom two inches of trunk to expose the fresh wood. This will create a fresh, raw cut for the tree to soak in water, allow for better water absorption and helps keep your tree from becoming a fire hazard.
Keep your tree well hydrated. Keep the water in the stand well above the fresh-cut bottom of the trunk.
Christmas trees dry out with heat, so place your tree away from heat sources such as fireplaces or heater vents.
When purchasing an artificial tree, look for the label “Fire Resistant”.
Unplug the lights and decorations when you are not home.
Check each set of tree lights for frayed wires, broken bulbs and loose connections.
Never run electrical cords under the carpets or rugs, over nails or in traffic areas.
Before using lights outdoors, check labels to be sure they have been certified for outdoor use. To hold lights in place, string them through hooks or insulated staples, not nails or tacks. Never pull or tug lights to remove them. Plug all outdoor electric decorations into circuits with ground fault circuit interrupters to avoid potential shocks.
In homes with small children, take special care to avoid decorations that are sharp or breakable, keep trimmings with small removable parts out of the reach of children to avoid the child swallowing or inhaling small pieces, and avoid trimmings that resemble candy or food that may tempt a young child to eat them.
Remember that mistletoe, holly berries and Christmas cactus are poisonous if swallowed.
Use care with “fire salts”, which produce colored flames when thrown on wood fires. They contain heavy metals that can cause intense gastrointestinal irritation and vomiting if eaten.
Do not burn wrapping papers in the fireplace. A flash fire may result as wrappings ignite suddenly and burn intensely.

Helpful Holiday Safety Tips

As the Thanksgiving and Christmas season approach, Law Enforcement Agencies would like to share the helpful hints below.

While Shopping or Going Out:
• Secure valuables out of sight in your trunk. BUT, Be aware that many cars now have fold-down seats or a remote trunk release inside the car. These conveniences make your trunk vulnerable to thieves willing to break a window.
• If at a mall or a shopping center, periodically go to the car and lock away purchases so they will not “disappear” when you put them down trying-on clothes or at the food court.
• Safeguard your purse, wallet, bank cards, and personal information. Identity thieves thrive in this environment.
• Keep close tabs on your children while shopping. With so many people it is easy for them to become lost. Make sure they know their full name, your full name, address, phone, and your cell or pager number to reach you if you get separated.
• Be aware of your surroundings going to your car, going into and out of your house, and while at the ATM.

At Home:
• Make sure to keep doors and windows locked.
• Turn on outside lights at night.
• Report persons or vehicles roaming your neighborhood, day or night so police may check them. They may be simply looking at Christmas lights, or they may be “casing” houses to burglarize.
• Place your tree where the gifts will be less visible from outside. Thieves like window-shopping through your windows.
• After Christmas, don’t put the empty boxes out on the curb. This makes it easy for burglars to decide which houses to burglarize (ie: new computers, TVs, electronics, video games…). Break down boxes and put them in the trash, making sure to save all paperwork. Also remember many electronic devices require original boxes for warranty repair.
• Immediately make an inventory listing the model and serial numbers of new items (and old ones if you haven’t already) and engrave personal markings on them

If Leaving Home (On a trip or just for a little while):
• Make it look like you are still there.
• Timers on exterior lights, interior lights, and TVs will help make it look like you are home. Don’t leave an answering machine message saying you are gone, in fact turning it off would be better.
• Double check all doors and windows, including second floor and basement. The doors should have dead-bolts; key locks for windows are also available.
• Have the neighbor pick up mail, papers, and ads, put out your trash can, and park in your driveway. Give them emergency and cell numbers to reach you.
• Call the police department to request a periodic residence check while you are away.

• When you return, look around outside first. If you see any evidence of a break-in, do not go inside. Go to a neighbor’s house and call police. The burglars could still be inside.

While traveling: THINK SAFETY
• Before you leave, inspect the car for safety (lights, belts and hoses, fluids, wipers, tires-both wear and air – DON’T FORGET TRAILER LIGHTS).
• Pack expensive items in the trunk, or under coverings to keep them out of sight.
• Pack safely. Items stacked in the back of a van, wagon, or SUV will become 60mph missiles in a crash! They also block the driver’s view. Items secured to the roof greatly alter the vehicle’s handling in wind and emergency maneuvers.
• When you stop, take the keys and lock the doors. This applies all of the time, at home and away. An unlocked, running car invites a thief.
• Use a CLUB or other device when parking for the night or at shopping centers Keep doors locked while driving. It adds strength in a collision.
• Use seat-belts and child restraints properly.
• Be careful with bank, gas, and credit cards.
• Take regular rest breaks.
• Never send your children into restrooms alone.
• Store money in separate places to minimize loss or theft.
• Stay on roads you know and take maps, cell phones, and chargers, as well as safety items like blankets, flashlights, jumper cables, a jack, and a good spare tire.
• Drive carefully- better than those around you. You need to get there alive!

Have a wonderful holiday season. Remember, most crimes and accidents are preventable. Officers are working hard to locate and stop crime, but everyone must do their part to lower their risk.

Halloween Safety Tips

*Make sure your Halloween costume isn't flammable. Check the tag to make sure it's okay. If you're not sure, don't buy or wear it. That includes any make-up, wigs or glue-on effects, such as scars, warts or fingernails.

*Don't go near open flames while you're wearing your costume, especially if it's got a lot of material to it. If you're wearing a long wig, try not to smoke while you're wearing it.

*If you plan to burn a candle in a carved pumpkin, do it outside on cement. Be sure to check it periodically. Extinguish the candle if you go to bed or leave the house.

*Carry a flashlight when you trick-or-treat.

Fall tips for Homeowners

Lawn health during the fall and winter months...

*I have found that along with using a fertilizer in the fall it is also a nice time to put down lime. Many landscapers use lime in January or February, but some have had the best results if applied in early November before we the ground gets too hard.

*I know it is much easier to just leave the leaves in your yard till spring, but that is not the best idea for your lawns health, so do your lawn a favor and remove the leaves.

*Please DO NOT burn leaves within the community or surrounding areas.

I would like to thank all owners that have paid their assessments on time. For those of you that have not paid, please understand it is imperative that all delinquent assessments be paid immediately. If you have not paid your assessment, a lien has been filed on your property. Keep in mind any legal fees incurred will be charged to your account. Please be advised the HOA will be pursuing foreclosures on delinquent accounts. It is not beneficial to you or your association to withhold assessments. A deficiency in collected assessments will result in a large bad debt for 2010, which in turn will effect 2011 assessments.

I would like to take this time to update you on the speeding concerns in your community. As we have mentioned previously we have been in contact with the local police department to monitor the speed in the Lakes of Summerville. A speed-monitoring device was installed recently for three and a half days. There were a total of 3,134 cars over the specified time frame and the average speed was 20.7 mph. Approximately 10 cars were cited. If you need further information, please feel free to contact Lt. Burris at the Summerville Police Department.

Dear Lakes of Summerville Owners,

After reviewing all fountain poll responses and concerns it is noted that 13% of the association membership participated in this poll. The poll responses indicated that the majority of 56% are not in favor of the special assessment to repair the fountains. These results will be submitted to the Board of Directors for review. Dear Lakes of Summerville Owners,

Thank you for your input regarding the fountains in the Lakes of Summerville. As expected, there was only a 12% response to the owner poll. There were a few questions requiring a response. The inquiries and responses are listed below. The outcome of the poll will be published by July 15^th, giving the owners who made inquiries time to respond to the poll. Those of you that needed responses before your decision, please submit your vote to the following email address fountains@cmgcharleston.com.

1. Is this a one-time assessment? The special assessment would be a one-time assessment of approximately $84 for current repairs/replacements. This does not guarantee future issues that may arise. The quotes received are for repairs needed at this time.

2. Would all owners be billed for this assessment? Yes, all owners would be required to pat the special assessment.

3. Will owners who paid a premium for a lake Lot be refunded? No, owners living on a pond will not be entitled to a refund. The initial sale process is not related to expenses of the HOA.

4. Why were the fountains by the Sales Models repaired or replaced? The fountains by the Sales Models were not repaired or replaced. A few fountains in the community are working and these happen to be a couple of them. At times, these fountains are shut down due to the noise.

5. Who owns the fountains? These fountains were purchased by the developer and given to the HOA. These fountains were under warranty for a specific time. These warranties have expired.

6. Why do the fountains need to be removed? If the fountains are not going to be repaired, they will be removed so that the breakers are not turned on. The fountain platform is not aesthetically pleasing thus another reason for them to be removed..

7. What will happen to the fountain once they are removed? This is to be determined.

The Lakes of Summerville Homeowners Association reserves the right to refuse entry or deny privileges to anyone at its sole discretion.

You must have your gate access card on your person while visiting the facility. Lakes of Summerville owners are responsible for the actions of their guests.

Pool hours are posted on gate.
Gates to the pool are to remain closed and locked at all times.
No pets are allowed in the pool or pool area.
No glass containers in the pool or pool area. This is a zero tolerance policy and owners bringing glass into the pool area will be asked to leave.
No eating or drinking in the pool.
No smoking in the pool or pool area.
No profanity or loud music
Please use approved swim type diapers on infants/toddlers while in the pool, no regular type diapers are permitted.
No horseplay, running or pushing for safety reasons.
Please use the provided waste receptacles.
Only regulation swimwear is permitted. No cut off jeans, tee shirts or street clothes.
Do not enter the pool area when the “closed” sign is displayed.
Anyone allowing unauthorized persons in the pool area will lose pool privileges for the season.
No skateboards, scooters, rollerblades, bicycles or any such recreational vehicles permitted in the pool area.
Key cards must be in possession at all times.

Increasingly some of our neighbors have been disrespecting their neighbors by letting Rover leave

an unwelcome deposit in someone else’s landscaping and flowerbeds. In addition to this not being

a welcome “decoration” on others’ property, it is creating very negative feelings! It is against the law

We are very excited to kick off the summer and the use of the pool. Everyone deserves a little rest and relaxation. The HOA has purchased a few new pieces of pool furniture for your comfort. The pool is scheduled to open May 1^st. If your access card is lost or stolen, a replacement card will be $50.00. All access cards are in our database and will be deactivated if your assessment is past due. A letter will be mailed in the next couple of weeks reminding the community of the pool rules. Remember this is your community pool and it takes all owners to assist in policing this pool. Owner involvement will minimize vandalism, which in turn will save you and the Association money. Being a Homeowner brings great pride ...and great responsibility, too. Here are some tips that will help you keep your home and property in tiptop condition.

v Fertilize your lawn. The grass is desperate for some attention in the spring. A little fertilizer will help it get off to a great start and strengthen it to withstand the stresses of the summer heat ahead.

v Remember weeds can take over your lawn rapidly.

v Check smoke detectors & carbon monoxide detectors by pressing the test button. Be sure to change the batteries at the same time. Both smoke and carbon monoxide detectors are available at your local home store. Contact your local fire department for recommendations.

v Replace or clean your a/c filter. This will keep the air in your house cleaner and help your system work efficiently.

v Remember to pressure wash your home so that you can be proud.

The National Association of Letter Carriers Food Drive happens every year on Mother’s Day weekend. All of the food that is collected, last year it was 100,000 pounds, comes to the Lowcountry Food Bank and Amy Kosar is in charge of the coordination of the efforts. She is trying to make sure that there is as much awareness as possible. It is so easy, all you have to do is leave a bag of food at, in or by your mailbox and the letter carrier picks it up and brings it back to the local post office. Happy New Year! It is time to pay your 2010 Assessment. Please see below various ways in which you can pay your assessment:

1) Detach the appropriate sheet from your statement and mail your payments to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202

2) Go online to www.cmgcharleston.com and select “online payments”. You will need your account number noted on your statement for this option if you have not already setup your account

3) Download the form from our website and set-up ACH for automatic draft of your assessment for 2011. Please remember that if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance will be debited from your account.

Tips For Winter Preparation

Chilly fall temperatures serve as a polite reminder that when winter arrives it can be sudden, often leaving homeowners unprepared for the troubles associated with extreme cold. A few simple preparations now will help prevent headaches and costly repairs throughout the winter months.

•Disconnect outside water hoses. If left connected, water in the hoses can freeze and expand causing faucets and connecting pipes inside your home to freeze and break.

•Make sure outside faucets aren't dripping or leaking. Make the necessary repairs or call a plumber before freezing temperatures arrive. Be aware that when pipes freeze, water pressure builds causing cracks - no matter if the pipe is made of plastic, copper or steel. Even a tiny crack can unleash more than 250 gallons of water in a single day

•If your home is equipped with interior shut-off valves leading to outside faucets, close them and drain water from lines.
•Cover outside faucets using a faucet insulation kit available at home centers.
•Insulate pipes in unheated areas, such as garages or crawl spaces. Apply heat tape or thermostat-controlled heat cables around pipes that are exposed and prone to freezing.

•Seal leaks around doors and windows to reduce cold air penetration.

•Your water heater works harder during winter months. Flush it out and remove sediment buildup, which causes corrosion, shortens life span and reduces heating efficiency. Drain several gallons from the faucet near the bottom of the tank. Connect a hose to the faucet and direct water into a nearby drain.
•Carefully test the water heater's pressure relief valve (Danger: water is very hot) by lifting up on the lever and letting it snap back. The valve should allow a burst of hot water into the drainpipe. If not, call a professional to have a new valve installed.
•Check the temperature setting on your water heater's thermostat. Set at 120°F for optimum performance.
•Clear leaves and debris from outside downspouts to ensure easy drainage when water freezes and thaws throughout the winter season.

•Inspect and clean sump pump and pit. Pumps exposed to extreme cold can freeze, preventing the pump from operating.

•When leaving home for extended periods, shut off the main water valve and drain the system by opening faucets at the highest and lowest points of the house. Make sure the heat is left on and set no lower than 55°F.

Caution! These tips are intended for homes that will be inhabited throughout the winter months. Many additional steps should be taken to winterize vacation properties that will be abandoned or left unattended for weeks or months at a time. Seek professional help for winterizing such properties.

Fall Safety Tips

*Please DO NOT burn leaves within the community or surrounding areas.

*Make sure your Halloween costume isn't flammable. Check the tag to make sure it's okay. If you're not sure, don't buy or wear it. That includes any make-up, wigs or glue-on effects, such as scars, warts or fingernails.

*Don't go near open flames while you're wearing your costume, especially if it's got a lot of material to it. If you're wearing a long wig, try not to smoke while you're wearing it.

*If you plan to burn a candle in a carved pumpkin, do it outside on cement. Be sure to check it periodically. Extinguish the candle if you go to bed or leave the house.

*Carry a flashlight when you trick-or-treat.

US Airforce low-level fly-over

I would like to pass on some information that was given to Community Management Group. This afternoon Friday, October 2, 2009 at 3:50 p.m., the United States Air Force will perform a low-level fly-over of the Citadel Parade Grounds. A C-17 and a B-25 will fly at low levels over James Island, West Ashley and peninsula Charleston. Citizens should not be concerned about this event. This information was provided to the Charleston Police Department by the USAF Public Affairs Office.

If you are an owner who leases your unit, we’d like to make the leasing experience successful and positive for everyone by informing you of your responsibilities. This will help preserve your property value specifically and maintain the association’s property value in general.

Your tenants may not be familiar with common-interest community living. Please take a few minutes to explain to them that living in a community association is very different from living in a rental apartment community. Specifically, your tenants, like all residents, are subject to the rules and regulations of the association, and it’s up to you to educate them and see that they comply. The association will assist you in this area, but the responsibility lies with you. We recommend you provide your tenants with written copies of all policies and rules and advise them on the proper use of the association’s facilities. You can obtain copies of these and other useful documents from Community Management Group.

We strongly recommend that you have a written lease agreement with your tenant. As a lessor (landlord) of a home in a community association, the lease you use must require tenants to comply with the association’s governing documents. In the event your tenant fails to comply with these documents, including the bylaws, or its rules and regulations, you will be notified as the responsible party.

If the tenant does not correct the violation, the association expects you to remedy the violation using the recourse available to you through your lease agreement. If you are unable to correct the violation, the association may pursue appropriate legal action.

Follow these simple steps and you, the tenants and the association will all have a positive community association living experience:
· Provide your tenants with copies of association rules.
· Educate tenants about the need to follow association rules, and see that they comply.
· Advise tenants on the proper use of association facilities.
· Make sure your lease requires tenants to comply with all association governing documents.

Renters: If you don’t have a copy of the association rules or you’d like more information about the association, please contact Community Management Group.

Lakes of Summerville Owners,

Please be advised two coyotes have been spotted in the Lakes of Summerville. There is no need for panic the proper authorities have been notified. Animal Control will be patrolling the area. The Department of Natural Resources (DNR) stated that coyotes are “wanderers” and are probably just passing through. The best way to keep them from becoming a problem is to store pet food indoors and not to feed your pets outside. These animals are not typically aggressive but can be to small animals. Keep in mind all pets must be on a leash in the Lakes of Summerville. Therefore, there should not be any unattended pets.

I would like to let everyone know that an alligator was removed from the lake off Seneca River Drive. This gator became comfortable with its surroundings because it was being fed. Please refrain from feeding any of the wildlife in any of the community lakes. We do not want any gator comfortable enough to encroach onto owners lots.
